The Vistas and West Valley Towers are 2 existing Section 8 senior buildings located in the San Fernando Valley area of Los Angeles. The phased renovations consisted of the complete interior and exterior rebuilding of the one hundred eighty-one (181) units. The West Valley Towers is eight-story tower housing 97 units and The Vistas Towers is a 6 six story tower housing 84 units. The job included the complete remodeling of fully occupied buildings including the interior of all units as well as all common areas. The process was broken out in twelve (12) phases of between 5 and 6 units per phase, per building, with tenants being relocated to ‘hotel’ units during construction of interior of units. All unit interiors and common area interiors were removed and replaced with new upgraded finishes.  Building scope included the complete plumbing re-piping throughout the buildings, complete exterior renovations and site improvements including new façade improvements, new exterior windows, new roofing, all new hardscape and landscape on each of the sites. The scope also included full ADA upgrades along with energy upgrades throughout.
